Read the useful parts of the cottage information folder
You do not need to memorise the guest folder. Find the parts that affect arrival, everyday use and departure.

Read the immediate essentials
Locate the contact details, emergency information, key arrangement and any property-specific safety instructions first. Make sure another adult in the group knows where those details are. If something is urgent, use the appropriate emergency route rather than waiting for an ordinary message reply.
Then find the heating and appliance guidance for anything you will use straight away. A few minutes with the correct instructions can prevent an evening spent guessing at unfamiliar controls.
Check any areas or facilities that are not available to guests. A door that is physically unlocked is not necessarily an invitation to use the space behind it.
Pick out the daily routines
Read the parking, waste and shared-space arrangements. These tend to affect the whole group, so explain the useful points briefly rather than expecting everyone to read the same folder.
If the cottage has optional facilities, find their specific instructions before use. A general welcome page does not replace guidance for a stove, hot tub or other unfamiliar equipment.
Note the checkout time and routine now. Knowing that bedding, keys or bins have a particular arrangement is much easier than discovering it when the car is already packed.
Treat recommendations as starting points
A restaurant leaflet or local suggestion may be useful, but check current opening times and booking arrangements directly with the venue. Printed folders can remain in a cottage longer than individual details stay current.
If the folder and a recent arrival message disagree, ask the manager which applies. Save the clarification with the relevant information rather than trying to reconcile it by guesswork.
Leave the folder where it belongs and keep personal notes separately. You can photograph a useful page for your own stay if appropriate, but do not publicly share access codes or private contact information.
Read what matters, ask about ambiguity, then put the folder down. Its job is to make the stay simpler, not to become another task to complete.
